One Team from Start to Finish: How Uniq Builders Works

Umashankara A

Most construction delays are not caused by rain or by material shortages. They are caused by handovers between companies: the architect finishes and leaves, the structural consultant works from a different office, the contractor interprets drawings he did not help prepare, and the interior team arrives to find walls in the wrong place. At Uniq Builders Mysuru, we built our working model around removing those handovers altogether. Since 2009 we have kept architecture, structure, interiors and construction inside one company, on one contract, answerable to one client.

This article explains how that model works in practice: who is on the team, how a project moves from the first design to the day you receive your keys, and why keeping every discipline under one roof is the single biggest reason our timelines hold.

It is also a useful lens for evaluating any builder, not just us. When you interview a construction company, ask who actually employs the people who will design, engineer and build your home. The answer tells you a great deal about how the project will run.

Four disciplines, one contract

Uniq Builders keeps four disciplines in-house: architecture, structure, interiors and construction. That means the architect who draws your elevations, the engineer who designs your footings, the team that plans your interiors and the crew that pours your concrete all report to the same management and work from the same set of documents.

The practical difference shows up in three places:

  • One point of responsibility. When a question comes up on site, there is no debate about whose scope it falls under. It is ours. You raise it once, with one company, and it gets resolved.
  • Drawings that are built as drawn. Our engineers and craftsmen sit in the same organisation as our architects, so buildability is checked before drawings are issued, not discovered after.
  • No gaps between scopes. Separate contracts create seams, and seams are where costs and delays hide. A single contract has no seams.

The team behind this is on our own payroll: engineers, architects, surveyors and craftsmen. We do not assemble a fresh cast of subcontracted specialists for each project and hope they coordinate. If you want to see the range of work this team handles, from design through industrial builds, the full list is on our seven service lines and across the rest of the site.

Why timelines hold when the team is in-house

A construction programme is only as reliable as the coordination behind it. When design, engineering and execution belong to different firms, every clarification becomes a letter, every revision becomes a negotiation, and every week of waiting compounds.

Our model shortens those loops to a conversation. If the site engineer needs a detail clarified, the architect who drew it is a colleague, not a consultant on someone else’s clock. If a surveyor flags a level difference during marking, the structural design can be reviewed the same week by the engineer who prepared it.

Two other practices support the schedule. First, every package is built to a written specification that is shared with you during consultation, so there is no mid-project ambiguity about what is included. Second, site realities are dealt with before work begins: our first site visit is free, and genuine site conditions such as rock excavation, additional foundation depth or imported filling earth are quoted separately after that visit rather than surfacing later as disputes. You can compare what each tier includes on our construction packages page.

From first design to handover: the journey

Here is how a typical project moves through the company.

Design and drawings. Every package includes working drawings, 2D and 3D elevations, and structural design backed by a soil test. On the architectural side you choose from a set of 3D elevations, and the one you pick is the one that gets built. Working drawings for all floors include up to three rounds of revisions, and our design approach favours modern, energy-efficient homes with smart-home planning built in. There is more detail on our architectural design service.

Government approvals. We handle plan sanction, khata and licences, and the power, water and sewage connections, with free assistance for government licensing work included in every package. Statutory fees are paid directly by you, so there is no markup hidden inside official charges. For readers unfamiliar with the term, a khata is the municipal record that identifies a property for tax purposes; getting it right early avoids trouble at every later stage.

Construction. The build proceeds against the written specification you received at the start. Our packages begin at ₹1,999 per sq ft for Premium, ₹2,499 for Gold and ₹2,999 for Platinum as starting rates, terms and conditions apply, and the final figure is confirmed after the free site visit. Gold is built with complimentary interiors, Platinum is fully customised with luxury throughout and interiors included, and our Villa offering is a complete one-stop solution from plot buying through construction to handover, with custom pricing.

Handover and after. The project does not end when you receive the keys. Every package carries a workmanship warranty and one year of free service after handover.

What 200 projects across 6 cities has taught us

Since 2009 we have completed over 200 projects across six cities: Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala. Working across that spread of locations, from a metro like Bengaluru to smaller towns, has tested the model against very different approval bodies, soil conditions and logistics.

The lesson has been consistent. The projects that run smoothly are the ones where design, engineering and execution never leave the building. That is why we have kept growing the in-house team rather than outsourcing around it, and why the tagline We Build India describes a method as much as an ambition. You can read more about how we work in the rest of our company journal.

If you are planning a build, the easiest first step is a conversation. Our office in Vani Vilas Mohalla, Mysuru is open Monday to Saturday, 10:00 AM to 7:00 PM, and both the site visit and the first consultation are free. Frequently asked questions

Does one contract mean I lose control over design decisions?

No. You choose your elevation from a set of 3D options, and working drawings for all floors include up to three rounds of revisions. The single contract changes who coordinates the work, not who decides what gets built.

Who handles government approvals for my project?

Uniq Builders handles plan sanction, khata and licences, along with power, water and sewage connections, as part of every package. Statutory fees are paid directly by you to the authorities, so official charges stay transparent.

What happens after handover?

Every package includes a workmanship warranty and one year of free service after handover. Because the team that built your home is a permanent in-house team, the people who respond during that year are the same organisation that did the work.
