What a Free Site Visit in Mysuru Covers Before You Sign

Umashankara A

Most homeowners meet a builder for the first time over the phone or in an office, look at a brochure and hear a per square foot rate. At Uniq Builders Mysuru, the step that turns that conversation into a real number is the free site visit. It is where a starting rate meets your actual plot, your soil, your road and your plans for the family.

Done properly, a visit answers the questions that decide whether a contract is fair: what can be built here, what the ground will demand, and which costs sit outside the package. Sign before those are answered and you are signing on a guess. Here is what the visit covers and what you should receive afterwards.

Why the visit comes before the final figure

Uniq Builders publishes three starting rates: Premium at ₹1,999 per sq ft, Gold at ₹2,499 per sq ft and Platinum at ₹2,999 per sq ft, with a Villa option priced on a custom basis. These are starting rates, terms and conditions apply, and the final figure is confirmed only after the free site visit. You can compare what each tier includes on the construction packages page.

The reason is simple. Two plots of the same size in Vijayanagar and Bogadi can cost very different amounts to build on. One may have firm soil a short depth down. The other may hit rock, need a deeper foundation or need filling earth brought in to raise the level. Uniq Builders quotes these site conditions separately after the visit, because nobody can price them honestly from a phone call.

If a builder offers a firm all-in price without seeing the land, ask where those unknowns went.

What the team looks at on your plot

A useful visit is methodical. On a Uniq Builders visit around Mysuru, Mandya, Srirangapattana, Chamarajanagar or Kollegala, the conversation typically covers these points.

The land itself

  • Plot dimensions on the ground compared with the dimensions on your documents
  • Level of the plot against the road, and whether filling or cutting is likely
  • Visible signs of rock, loose soil or old debris
  • Drainage direction during rain and any low spots where water collects

Access and surroundings

  • Road width for trucks, cranes and material storage
  • Neighbouring buildings, shared walls and anything that affects excavation
  • Existing structures, trees, borewells or sumps that need to be kept or removed
  • Where power, water and sewage connections can realistically come from

Your brief

  • Number of floors, bedrooms and parking you need now and later
  • Whether you want space for a rental floor, a home office or elderly parents
  • Orientation preferences, light and ventilation
  • Interiors: whether you want them in scope from the start

Soil and structure A soil test is part of structural design in every package. Its result shapes the foundation, and the foundation shapes the cost. Treat any structural advice given before a soil test as provisional.

Documents and paperwork discussed

Bring copies of your sale deed, khata, tax paid receipts and any existing sanctioned plan if you are extending or renovating. The aim is to spot gaps early.

Every Uniq Builders package includes free assistance for government licensing work. Plan sanction, khata and licences, and power, water and sewage connections are handled by the company, while statutory fees are paid directly by the client to the authority. During the visit, ask which approvals your plot will need and which documents are missing. Rules on setbacks, coverage and permissible floors vary by layout and authority, so confirm the current position with the approving authority or an advocate rather than relying on anyone’s memory, ours included.

For NRI owners who cannot attend in person, the company offers plot identification and purchase help, registration and documentation support, and photo and video updates through the build. A family member can walk the plot with the team while you join by video call.

What you should receive after the visit

The visit is only worth its time if something concrete follows. Before you sign with any builder, you should hold:

  1. A written specification for the package you are considering. Uniq Builders shares this during consultation. It lists materials, brands or grades, and finishes, which is what actually separates one package from another.
  2. A clear list of exclusions and site-specific items, such as rock excavation, extra foundation depth or imported filling earth, quoted separately.
  3. A scope of design work: working drawings for all floors, 2D and 3D elevations, and structural design with soil test. Under the architectural design service, you choose from 3D elevation options and pick the one that gets built, with up to three rounds of revisions on working drawings.
  4. The approvals plan, showing what the company handles and which fees you pay directly.
  5. After-handover terms: a workmanship warranty and one year of free service are part of every package. Read what each covers.

If any of these is missing or vague, ask for it in writing before you commit.

How to judge the visit, whoever you hire

Use the visit to test the builder as much as they assess the plot. Watch for a few signals.

  • Who turns up. Uniq Builders keeps engineers, architects, surveyors and craftsmen on its own payroll, and architecture, structure, interiors and construction are delivered in-house. Ask any builder whether the people you meet will stay on your project.
  • Questions before answers. A team that asks about your family, budget ceiling and future plans before quoting is planning a house, not selling a rate.
  • Honesty about unknowns. Be wary of confident promises on foundation cost before soil is tested.

Uniq Builders has worked since 2009 across more than 200 projects. That record is a reason to have a conversation, not a reason to skip the checklist. You can read more about how the company works in the Uniq Builders company articles.
