Residential Construction in Mysuru: Our Stage by Stage Method

Umashankara A

Most homeowners who contact Uniq Builders Mysuru ask about the rate first. The better question comes a little later: what happens, in what order, and who is responsible at each point. A house is built in stages, and a clear sequence protects your money, your approvals and the final quality far more than any single number on a brochure.

This article sets out the method we follow for residential construction, from the first conversation at our Vani Vilas Mohalla office to the service visits after you move in. We have worked this way since 2009, across more than 200 projects in Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala.

Use it as a checklist. Whether you build with us or with someone else, every stage below should exist in some form, with a named person accountable for it.

Stage 1: Consultation and the free site visit

Every project starts with a conversation about your family, your budget and your plot. The first consultation is free, and so is the site visit that follows it.

The site visit matters because no two plots in the Mysuru region behave the same way. During the visit our team looks at:

  • Access for materials and machinery
  • Existing ground level against the road and neighbouring plots
  • Signs of rock, loose fill or water that may affect the foundation
  • Orientation, which shapes the plan and the elevation

At this stage we also walk you through the three packages. Premium starts at ₹1,999 per sq ft, Gold at ₹2,499 per sq ft and Platinum at ₹2,999 per sq ft, with a Villa option for clients who want help from plot purchase through to handover. These are starting rates, terms and conditions apply, and the final figure is confirmed only after the site visit. You can compare what each one includes on our house construction packages page.

Site conditions such as rock excavation, extra foundation depth or imported filling earth are quoted separately once we have seen the ground. We would rather tell you this early than surprise you after work begins.

Stage 2: Soil test, design and drawings

Before anyone draws a column, a soil test is carried out. Its findings feed straight into the structural design, so the foundation is sized for your actual ground rather than an assumption.

Design then moves in a set order:

  1. Planning. Room layout, circulation, light and ventilation, with smart-home provisions planned in if you want them.
  2. 3D elevations. You are shown a choice of elevations and you pick the one that gets built.
  3. Working drawings. Drawings are prepared for all floors, with up to three rounds of revisions.
  4. Structural design. Our engineers finalise the structure based on the soil test and the approved plan.

Because architecture, structure, interiors and construction are all handled in-house, the architect and the structural engineer work from the same set of drawings. That removes a common source of site disputes, where a beam drawn by one consultant clashes with a window drawn by another. Our architectural design service explains this part of the process in more detail.

Stage 3: Government approvals and licensing

No construction should start without the right permissions. Every package includes free assistance for government licensing work, and the approvals our team handles include:

  • Plan sanction
  • Khata and related licences
  • Power, water and sewage connections

The statutory fees are paid directly by you to the authority. We handle the paperwork, follow-ups and coordination. Fee amounts, setback rules and processing times depend on the authority and the plot, and they change from time to time, so confirm the current figures with the local authority or your advocate before you budget for them.

For NRI clients, this stage often begins even earlier, with help identifying and purchasing a plot, and with registration and documentation.

Stage 4: Construction to a written specification

Once the plan is sanctioned, work on site begins. Before that, you receive a written specification that lists the materials, brands and finishes for your package. It is the document that decides what “done properly” means, so read it carefully and ask questions.

Construction then follows the sequence any sound residential build should follow:

  • Setting out and excavation, marking the building on the ground exactly as drawn
  • Foundation and plinth, built to the structural design from Stage 2
  • Superstructure, columns, beams and slabs floor by floor
  • Masonry, walls, lintels and openings
  • Services rough-in, electrical conduits and plumbing lines laid before plastering
  • Plastering and waterproofing, including terraces, bathrooms and wet areas
  • Flooring, joinery and fixtures, as listed in your specification
  • Painting and final finishes

Each stage should be checked before the next one covers it. Once a slab is poured or a wall is plastered, what lies underneath can no longer be seen. Our engineers, surveyors and craftsmen are on our own payroll, which keeps these checks within one team rather than spread across outside contractors.

How long the build takes depends on the plot, the design and the scope, so we discuss a realistic schedule for your project during consultation rather than quoting a standard figure. Clients living outside Mysuru, including NRIs, receive photo and video updates as the work progresses.

Stage 5: Interiors, handover and after-service

Interiors are included in the Gold and Platinum packages, and they can also be taken up separately through our residential interiors service, from kitchens and wardrobes to the entire home.

At handover, walk through the house with the specification in hand and check each item against it. After handover, your home is covered by a workmanship warranty and one year of free service. Small issues such as a sticking door or a hairline crack at a joint usually show up during the first seasons of use, and that year exists so they are fixed properly.

If you want to discuss your plot, book a free site visit through our contact page, call or WhatsApp +91 98449 93200, or visit the Mysuru office between 10:00 AM and 7:00 PM, Monday to Saturday.

Frequently asked questions

Does the site visit decide my final construction cost?

Yes, the final figure is confirmed only after the free site visit. Package rates are starting rates, and site conditions such as rock excavation, extra foundation depth or imported filling earth are quoted separately once the ground has been assessed.

Will I get to choose how my house looks from outside?

Yes. You are shown a choice of 3D elevations and you pick the one that gets built. Working drawings for all floors then follow, with up to three rounds of revisions.

Does Uniq Builders also renovate existing houses in Mysuru?

Yes, the company takes up renovation work and interiors for existing and old houses. The process still starts with a free site visit, so the scope can be understood before any figure is given.
