Industrial Fabrication and Construction: Our Factory Approach

Umashankara A

A factory is not a large house with a tin roof. It has to carry machinery loads, move goods and people safely, pass inspections and start earning as soon as possible. At Uniq Builders Mysuru, we treat industrial fabrication and construction as its own discipline, with its own planning order, and this article explains how we approach it for business owners in the Mysuru region.

We have worked since 2009 across Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala, with more than 200 projects behind us. Architecture, structure, interiors and construction all sit in-house, with engineers, architects, surveyors and craftsmen on our own payroll. For an industrial client, that matters because the person drawing the column grid and the person erecting the steel talk to each other every day.

If you are weighing a new unit, an extension or a storage facility, the sections below show what we ask first, what we build and how you can judge any industrial contractor, including us.

Start with the process, not the building

The most common mistake in factory planning is fixing the shed size before mapping the work that happens inside it. We begin with a conversation about operations, because the building should follow the process.

Questions we work through at the first consultation:

  • Material flow. Where raw material arrives, where it is stored, how it moves through each stage and where finished goods leave.
  • Machinery. Weight, vibration, foundation needs, crane or hoist requirements and future additions.
  • Clear height and spans. Whether you need columns out of the way for racking, forklifts or large equipment.
  • Utilities. Power load, water, drainage, compressed air lines and ventilation.
  • Expansion. Whether the plot allows a second bay later, so the first structure can be designed to extend cleanly.
  • Compliance. The approvals and safety conditions your type of industry is likely to need.

Skipping this step often ends in expensive changes after the steel is already standing.

Why pre-engineered buildings suit many factories

For a large share of industrial work, we recommend a pre-engineered building, usually called a PEB. The steel members are designed and fabricated to the exact dimensions of the project, then bolted together on site.

The practical benefits for a business owner are straightforward:

  • Fast to erect. Much of the work happens during fabrication, so site time is shorter than for a comparable conventional structure. How much shorter depends on the plot, the scope and the approvals.
  • Long clear spans. Wide column-free floors make it easier to arrange production lines, racks and vehicle movement.
  • Lower structural cost. Steel is used where the loads need it, rather than in uniform heavy sections throughout.

A PEB is not right for every site. Heavy process loads or an attached multi-storey office may call for concrete in some areas and steel in others. Our structural team decides this during design, guided by the soil test.

If your site has rock, needs deeper foundations or requires imported filling earth, we quote that separately after the free site visit, so the main estimate stays honest about what is known and what is not.

What we build for industrial clients

Our industrial fabrication and construction service covers a range of facilities, each with different priorities:

  • Factories and workshops. Built around machinery layout, loading access and worker safety.
  • Warehouses. Planned for racking height, dock positions and vehicle turning space.
  • Cold storage rooms. Where insulation, door placement and temperature control have to be designed together from the start.
  • Laboratory clean rooms. Where surfaces, airflow and sealing need close attention to detail.
  • Agricultural storage. Relevant for the farming belt around Mandya, Srirangapattana and Chamarajanagar, where produce needs protection from moisture and heat.
  • Oxygen plants. We built these during the pandemic, work that asked for speed and careful coordination at the same time.

Where a business needs a site office, security cabin or quick extra space, we also deliver container buildings. They are built to international standards, arrive fully finished, insulated and weatherproof, and can be moved later if operations shift.

Design, approvals and handover under one roof

Industrial projects stall more often on paperwork than on steel. Our approach keeps design and approvals moving together.

The design stage includes working drawings, 2D and 3D elevations and structural design backed by a soil test. Our architects bring energy-efficient thinking into the layout, which for a factory often means natural light, cross ventilation and roof choices that reduce heat build-up.

On approvals, we handle plan sanction, khata and licences, along with power, water and sewage connections. Every engagement includes free assistance with government licensing work. Statutory fees are paid directly by the client to the authority. Rules, fees and conditions vary by location and industry type, so confirm current requirements with the relevant authority, and speak to a chartered accountant or advocate on tax and legal points.

Construction then proceeds to a written specification, which is the document you should hold any builder to. After handover, you receive a workmanship warranty and one year of free service.

How to evaluate an industrial contractor

Whether you choose us or someone else, these checks will protect your investment:

  1. Ask who designs the structure. In-house structural engineers reduce the gap between drawing and site.
  2. Ask for the soil test. Foundations designed without one are guesswork.
  3. Ask for a written specification. Steel grades, roofing, flooring, doors and finishes should all be named.
  4. Ask how site conditions are priced. Rock, extra depth and filling should be explained openly, not buried.
  5. Ask what happens after handover. Warranty terms and service periods should be clear in writing.
  6. Visit the office and meet the team. A contractor with a real address and people you can speak to is easier to hold accountable.

Frequently asked questions

Does Uniq Builders handle both fabrication and civil work for a factory?

Yes. Architecture, structure and construction are delivered in-house, so the steel structure, foundations and civil work are planned and built by one team. This avoids the handover gaps that appear when fabrication and civil contractors work separately.

How is the cost of an industrial project worked out?

Industrial projects are priced to the specific scope rather than a fixed per square foot package. We visit the site free of charge, understand your process and requirements, and share a written specification with the estimate. Site conditions such as rock excavation, extra foundation depth or filling earth are quoted separately after the visit.

Can you help with approvals for a new industrial unit?

Yes. We handle plan sanction, khata and licences, and power, water and sewage connections, with free assistance for government licensing work. Statutory fees are paid directly by the client, and you should confirm current figures and conditions with the relevant authority.
