How We Quote: Turning Package Rates Into a Project Estimate
Most homeowners who contact Uniq Builders Mysuru have already seen our package rates. The first question is nearly always the same: if the rate is known, why can’t the final figure be given over the phone? The honest answer is that a package rate is a starting point, and an estimate is that starting point applied to your plot, your drawings and your written specification.
This article explains how we move from one to the other. It is written for a family planning a home in Mysuru, Mandya or Srirangapattana, and equally for a business owner weighing a commercial or industrial building. Whichever builder you speak to, the same questions apply, so use this as a checklist when you compare quotes.
We have been building since 2009, and the method below is the one we follow on every enquiry.
Step one: choose the package that matches your standard
Our packages describe a standard of construction, not a fixed bill. Each carries a starting rate per square foot, and terms and conditions apply:
- Premium, ₹1,999 per sq ft. Premium standard construction. Everything you need, built right.
- Gold, ₹2,499 per sq ft. Modern semi-luxury standard construction, with complimentary interiors.
- Platinum, ₹2,999 per sq ft. Luxury and tailored homes, fully customised, interiors included.
- Villa, custom pricing. A one-stop solution from plot buying through construction to handover.
You can read the full comparison on our construction packages page. At this stage you are not signing anything. You are telling us which level of finish, fittings and interiors you expect, so the conversation that follows is grounded in something real.
Every package already includes design and drawings, free assistance for government licensing work, construction to a written specification, and a workmanship warranty with one year of free service after handover. Those items are not add-ons in the estimate.
Step two: the free site visit
A rate cannot become an estimate until someone has walked the plot. Our site visit and first consultation are free, and this is where most of the real information is gathered. During the visit we look at:
- Plot shape, size and access. Narrow lanes or corner plots affect how materials reach the site and how the building sits on the land.
- Ground level and soil. Low-lying plots may need filling earth. Visible rock suggests excavation work.
- Neighbouring structures. Adjoining walls and existing foundations influence how we plan our own.
- Services. Where power, water and sewage connections will come from.
- Your brief. Number of floors, rooms, parking, a home office, a rental unit, or a shop on the ground floor.
A soil test forms part of the structural design in every package. Its findings feed directly into foundation design, which is one of the few places where cost can shift meaningfully.
Step three: from drawings to measured area
The package rate is applied to built-up area, so the area has to be measured from a design rather than guessed. Our architects prepare a choice of 3D elevations, and you pick the one that gets built. Working drawings for all floors follow, with up to three rounds of revisions. You can see what that design stage covers on our architectural design service page.
This is why early estimates move. A family may start with a two-floor plan, then add a staircase headroom, a larger balcony or a terrace room. Each change alters the measured area, and the estimate follows it.
When you compare builders, ask each one exactly how they measure built-up area. Balconies, staircases, headrooms and sit-outs are sometimes counted differently, and two quotes at the same rate can produce very different totals for that reason alone.
Step four: site conditions and specification choices
Two things sit outside the package rate and are quoted separately after the site visit.
Site conditions. Rock excavation, additional foundation depth and imported filling earth depend entirely on what lies under your plot. We cannot price these honestly from a map, so we list them as separate line items once the ground has been seen and tested.
Specification changes. The written specification states brands, grades and finishes for each item. If you want something beyond it, such as a different flooring or a higher grade of fitting, the difference is shown clearly rather than hidden inside a revised rate.
Two related matters are worth clarifying early:
- Statutory fees. Plan sanction, khata and connection work is handled by us, but the government fees themselves are paid directly by the client. Confirm current amounts with the relevant authority.
- Tax and registration questions. For questions on tax treatment or plot registration, speak to a chartered accountant or an advocate, who can give you figures current on the day.
Step five: the written estimate you take home
Once the drawings, area and site conditions are settled, you receive the estimate alongside the written specification. A useful estimate, from us or anyone else, should let you answer these questions without phoning back:
- Which package and rate is being applied, and to what measured area?
- What exactly does the specification include, item by item?
- Which site condition items are separate, and how were they assessed?
- What does the client pay directly, such as statutory fees?
- What warranty and after-handover service is included?
If a quote cannot answer those five points, it is not yet an estimate. It is a rate with a total attached.
We also take up renovation work and interiors for existing and older houses, scoped after a visit.

Frequently asked questions
Why is the package rate not my final price?
The rate is a starting figure per square foot for a defined standard of construction. Your final figure depends on the measured built-up area from your drawings, the written specification you agree, and site conditions such as rock or filling earth. That is why the figure is confirmed only after a free site visit.
Are site conditions always extra?
Rock excavation, additional foundation depth and imported filling earth are quoted separately because they vary from plot to plot. Many plots need little or none of this. We assess it during the site visit and soil test, and list it as separate items so you can see exactly why it appears.
Does the estimate include government approval work?
Every package includes free assistance for government licensing work, and we handle plan sanction, khata, licences and power, water and sewage connections. The statutory fees themselves are paid directly by the client to the authority. Please confirm current fee amounts with the authority concerned.
