Handover Day: What Happens When Your Uniq Builders Home Is Done
Handover day is the moment a construction project stops being a site and becomes a home. For families who build with Uniq Builders Mysuru, it is also the point where responsibility for the building moves from the builder to the owner. That shift deserves care, because what you check, sign and receive on this day shapes how smoothly the next few years go.
Many homeowners treat handover as a formality: collect the keys, take a photograph at the door, move in. A better approach is to treat it as a structured inspection with a clear list of outcomes. This article explains what handover involves, what you should inspect, which papers you should expect to receive, and how support continues once you have moved in.
Before the day: how to prepare
A good handover starts a week or two earlier. Ask for a morning slot, when natural light shows paint finish, tile levels and damp patches clearly.
Bring your written specification with you. Every Uniq Builders package, from Premium, Gold and Platinum to the Villa one-stop solution, is built to a written specification shared during consultation. That document is your reference. If the specification lists a brand of sanitaryware, a tile size or a type of wiring, handover is when you confirm that it is what was installed.
Useful things to carry:
- The specification and approved working drawings, including the elevation you chose
- A notebook or phone for photographs and notes, room by room
- A spirit level, a small torch and a phone charger to test sockets
- A bucket of water to check floor slopes in bathrooms, balconies and the terrace
If you are an NRI owner and cannot travel, nominate a trusted family member or an independent engineer to attend for you. Uniq Builders shares photo and video updates through the build for NRI clients, and the same approach can be used to document the final walkthrough.
The walkthrough: what to inspect, room by room
Go slowly during the walkthrough. It is far easier to fix an issue while the site team is still mobilised than after you have moved furniture in.
Structure and finishes. Look along walls for cracks, uneven plaster and patchy paint. Check that doors and windows open, close and lock without force. Tap floor tiles lightly; a hollow sound can indicate poor bedding.
Plumbing. Open every tap and flush every toilet. Watch for leaks under basins and around joints. Pour water on bathroom and balcony floors and confirm it drains towards the outlet rather than pooling. Check the overhead tank, sump and pump operation.
Electrical. Switch on every light and fan. Test each socket with a phone charger. Confirm the distribution board is labelled so you know which breaker controls which circuit. If smart-home planning was part of your design, test those controls too.
Terrace and exterior. Inspect the terrace for waterproofing finish and drainage outlets. Walk the compound wall, gate and external drains. Look at the elevation and confirm it matches the 3D design you approved.
Interiors. If your package included interiors, open every wardrobe and kitchen shutter, test drawer channels and hinges, and check countertop edges and joints.
Write down anything that needs attention. This becomes the snag list, which the site team closes out before or shortly after the formal handover, depending on the nature of the item.
Documents and keys you should receive
A house is not fully handed over until the paperwork is in your hands. Because every Uniq Builders package includes free assistance with government licensing work, many of these papers will already have passed through the company’s process. Handover is when you confirm you have them.
Ask for, and file safely:
- Copies of the approved building plan and plan sanction papers
- Khata and related records handled during the project
- Details of the power, water and sewage connections
- Final working drawings, including electrical and plumbing layouts, which help any future repair or renovation
- Warranty cards and manuals for installed fittings, pumps and appliances
- A written note of the workmanship warranty and the free service period
Statutory fees are paid directly by the client, so keep your own receipts alongside these papers. Rules on documents such as completion or occupancy certificates vary by authority and plot, so confirm current requirements with your local planning authority or an advocate before you rely on any single checklist.
Keys should be handed over as a counted set, with duplicates for main doors, gates, the terrace and utility areas. Change or rekey external locks if you prefer.
After handover: warranty and one year of free service
After handover, Uniq Builders provides a workmanship warranty and one year of free service. This is the period when a new house settles. Minor hairline plaster cracks, a door that swells in the monsoon or a slow drain can appear in the first months of living in the home.
To make that support work well:
- Log issues as you notice them, with photographs and dates
- Contact the team on +91 98449 93200 by phone or WhatsApp, or at hello@uniqbuilders.com, Monday to Saturday between 10:00 AM and 7:00 PM
- Avoid getting outside contractors to alter work covered by the warranty, as this can complicate who is responsible
- Keep your final drawings handy so any repair is planned against the actual layout
If you later want to add a room, upgrade the kitchen or refresh an older part of the property, the company also takes up renovation work and interiors for existing houses. The residential construction service page explains how new builds are planned from the start, which helps you think about future additions early.

Frequently asked questions
Can I refuse to accept handover if I find defects?
You should raise every defect you find during the walkthrough and record it on the snag list before signing. Small items are usually closed out quickly, while larger issues should be agreed in writing with a clear plan. Accepting keys with a documented snag list protects both you and the builder.
What does the one year of free service cover?
After handover, Uniq Builders provides a workmanship warranty and one year of free service for the home. The exact scope is set out in your written specification and handover documents, so read those carefully. If you are unsure whether an issue is covered, contact the team and describe it with photographs.
Can someone attend handover on my behalf if I live abroad?
Yes. Many NRI owners nominate a family member or an independent engineer to carry out the walkthrough. Uniq Builders already supports NRI clients with photo and video updates through the build, so the final inspection can be documented the same way for your review.
