Warranty and Defect Liability: What Mysuru Homeowners Should Expect
Most homeowners compare builders on rate per square foot, elevation designs and completion time. Very few ask the question that matters most after the keys are handed over: what happens when something goes wrong six months later? The best builders in Mysuru are not just the ones who build well. They are the ones who stay answerable for the building after they have been paid in full. That answerability has a name: warranty and defect liability.
A hairline crack above a window, a damp patch after the first monsoon, a bathroom door that swells and refuses to close. None of these is a catastrophe, but each one tests the relationship between you and your builder. If the warranty terms were never written down, that test usually ends in unanswered phone calls. This article explains what warranty and defect liability mean, what a fair arrangement looks like, and how to judge a builder’s promise before you sign.
What warranty and defect liability actually mean
The two terms get used loosely, so it helps to separate them.
A workmanship warranty is the builder’s promise that defects arising from poor workmanship will be corrected at the builder’s cost. It covers things the builder controlled: plastering, waterproofing application, tiling, joinery fitting, plumbing and electrical installation.
A defect liability period is the window of time during which that promise applies. Within it, a defect that traces back to the builder’s work must be fixed without charge to you.
Neither covers everything. Normal wear, occupant damage and failures of branded products past their manufacturer warranty sit outside the builder’s responsibility, and a fair builder says this plainly. The critical distinction is between workmanship defects and material defects. If a geyser fails, that claim goes to the manufacturer. If it leaks because the plumbing connection was badly done, that is the builder’s problem. A good warranty clause makes this boundary explicit so there is no argument later.
What typically goes wrong, and when
Construction defects follow a fairly predictable timeline, which tells you how long a meaningful warranty needs to be.
- First three months: settling cracks in plaster, doors and windows needing adjustment as timber acclimatises, minor electrical and plumbing snags left over from handover.
- First monsoon: the real examination. Seepage through external walls, terrace waterproofing failures, leakage around window frames and bathroom dampness reveal themselves in the first heavy rains, usually the June to October season after you move in.
- First full year: paint defects, tile hollowness or popping and hardware failures usually show themselves within twelve months, though some problems, including structural movement, can take longer to appear.
A warranty running at least one full year, covering one complete monsoon cycle, is therefore the sensible minimum. A promise that quietly expires before the first rains is not worth much in this climate.
What a written warranty should contain
A verbal assurance that “we will take care of everything, sir” is not a warranty. Before signing, look for these elements in writing:
- Duration. When does the defect liability period start (usually at handover) and when does it end?
- Scope. Which categories of work are covered: structure, waterproofing, plumbing, electrical, finishes, joinery?
- Exclusions. What is explicitly not covered, such as manufacturer-warranted appliances, occupant damage or unauthorised modifications?
- Process. How do you raise a complaint, and in what timeframe will the builder inspect and rectify?
- Cost. Confirmation that rectification of genuine workmanship defects is free within the period.
One more thing makes a warranty enforceable in practice: a written construction specification. If the agreement never recorded which waterproofing system, wiring brand or plaster thickness was promised, then “defect” becomes a matter of opinion. A builder who works to a written specification has given you the measuring stick for their own warranty. At Uniq Builders every package is built to a written specification shared during consultation; you can see how the construction packages are structured and what each one covers.
How Uniq Builders handles it
A promise only means something when the builder honours it, so here is the arrangement as we practise it. Every Uniq Builders package, from Premium at ₹1,999 per sq ft to Platinum at ₹2,999 per sq ft (starting rates, terms and conditions apply), includes two commitments after handover: a workmanship warranty and one year of free service.
The free service year runs through the period described above, including the first monsoon, and the workmanship warranty sits alongside it. The exact terms of both are part of the written agreement, so ask us to walk you through them before you sign.
Two features of how we work make this easier to keep. First, architecture, structure, interiors and construction are delivered in-house, with engineers, architects, surveyors and craftsmen on our own payroll, so there is no subcontractor to chase; the people who built it come back and fix it. Second, the company has been working since 2009, with more than 200 projects delivered across six cities, and accountability sits with a named person, Umashankara A, Proprietor and Managing Director.

Questions to ask any builder before signing
Use these in your first meetings. The answers, and how readily they come, tell you a great deal.
- Is the workmanship warranty written into the agreement, with duration and scope stated?
- Does the warranty period cover at least one full monsoon after handover?
- Is there a written construction specification I can hold the finished work against?
- Who do I call when a defect appears, and what is the response process?
- Are your engineers and craftsmen on your own payroll, or will rectification depend on subcontractors?
A builder who answers these clearly and puts them in writing has told you something no brochure can. To walk through our own warranty and service terms in person, the first consultation and site visit are free; call or WhatsApp +91 98449 93200.
Frequently asked questions
How long should a construction warranty last in Mysuru?
Look for at least one full year from handover, so the cover spans a complete monsoon cycle, when seepage and waterproofing defects reveal themselves. Uniq Builders includes a workmanship warranty plus one year of free service with every package. The first year is where most defects appear.
Does a builder’s warranty cover appliances and fittings?
Generally no. Branded items such as geysers, pumps and sanitaryware carry their own manufacturer warranties, and claims go to the manufacturer. The builder remains responsible for installation, so a leak caused by poor plumbing workmanship is the builder’s to fix even if the fitting itself is fine.
What should I do when I notice a defect after handover?
Report it in writing, with photographs and the date it appeared, through the contact route named in your agreement. A well-run builder will inspect, confirm whether it is a workmanship defect, and rectify it at their cost within the defect liability period.
